About RawLandDev LLC
RawLandDev is a private land investment firm working across the South. We buy, develop, and sell rural land — and we do it with our own capital, our own research, and a long-term view.
Our Story
The rural land market has a problem. It's full of people who call themselves buyers but operate as paper flippers — locking up contracts they can't close, making offers they can't back up, and profiting off landowners who don't know any better.
We got tired of watching that happen. So we built something different: a firm that actually closes, actually does the research, and actually prices land based on what it can do — not what we can get away with.
That's RawLandDev. Real capital. Real offers. No games.
"Before we put a number on paper, we've already done the homework — comps, access, zoning, and what the land can realistically become. That's what separates a real offer from a lowball."
We acquire land with a plan — whether that's recreational development, timber management, subdivision, or long-term hold. We add value, then sell to buyers who will actually use and enjoy what they own.
We're not in a hurry. We don't flip. We don't wholesale. We build something worth owning in every parcel we touch.
Core Values
We don't rush deals. We don't manufacture urgency. When we make an offer, it's because we've done the work — and we're prepared to wait for the right outcome.
We pull comps, check access, review zoning, and think through what the land can realistically become before we ever put a number on paper.
No assignment clauses. No daisy chains. We close with our own money and stand behind every offer we make.
We acquire with intention. Every parcel we buy gets developed or sold to someone who will actually use it — not flipped to the next person in line.
